They are Southeast Asia's two great island investments — and they could not be more different under the hood. In 2026, with Bali named the world's #1 destination and Phuket a mature, condo-driven market, the "Bali or Phuket?" question comes down to what you actually want: maximum yield and growth, or a cleaner freehold exit. Here is the honest, numbers-first comparison.

The Big Difference: Ownership

This is where the two diverge most. In Thailand, a foreigner can own a condominium outright in freehold — a chanote title deed in your own name with no time limit — while villas are usually held on a registered 30-year leasehold. In Bali, no individual foreign structure can hold freehold land; you use leasehold (Hak Sewa), Hak Pakai (right of use, extendable up to around 80 years), or own the land through a PT PMA company. Neither is "better" in the abstract — but Thailand's freehold condo is simpler to resell, while Bali's structures pair with higher-yielding villas.

Where Bali Wins

Yield and growth. Prime Bali villas in Canggu and Uluwatu run 10–18% gross, well above Phuket, and the appreciation runway in emerging zones is steeper. Add the #1-destination tourism boom and a diversified, year-round visitor base, and Bali is the stronger play for investors optimising for income and capital growth on villas.

Where Phuket Wins

Structure and liquidity. The freehold condo title gives a cleaner, faster exit, and Phuket's rental market is older and deeper. If you want a smaller-ticket, freehold-titled, lower-management condo, Phuket is the more straightforward entry.

The verdict: If you want a villa, maximum yield and the strongest appreciation, Bali is the stronger 2026 bet — provided you buy compliant, managed assets with proper due diligence. If you want a freehold condo with a simple exit, Phuket deserves a look. Many of our clients ultimately choose Bali for the returns; we just make sure they do it the legal, well-structured way.
