How much does it cost to hire an Airbnb management company in Bali?
InmoBali's full Airbnb management in Bali is 20% of gross rental revenue — covering professional photography, listing management, 24/7 guest communication, dynamic pricing, cleaning & linen and monthly income reports. Long-term (monthly) rental management is 15%, and portfolios of 3+ villas get a custom rate. Cleaning and maintenance are billed at cost with no markup, and there are no setup or annual fees — the management fee is our only charge.
Do I need to be in Bali for the management to work?
No. The vast majority of our owner clients are based overseas — Europe, Australia, North America. We handle everything end-to-end and communicate all updates via WhatsApp and monthly reports. You do not need to set foot in Bali for your villa to run profitably.
How long does it take to start earning?
Typically 3–4 weeks from handover to first booking. This includes the photo shoot (3–5 days to schedule), listing optimisation and platform approval. For villas that need SLF compliance work, add 2–4 months for the certification process — though we can often start earning on long-term rental during this period.
What exactly is included in the 20% management fee?
Our 20% covers: all guest communication, check-in/checkout coordination, booking management, pricing optimisation, review management, and monthly financial reporting. Cleaning, laundry and maintenance are passed through at cost with full receipts — we do not mark these up. There are no setup fees or annual fees.
Can I still use my villa personally when I visit Bali?
Absolutely. You have full owner access. Simply let us know your dates and we will block the calendar for you. We coordinate everything and ensure the villa is perfectly prepared for your arrival. Most owners block 2–4 weeks per year for personal use.
What happens if a guest damages something?
Airbnb's AirCover programme provides up to $3M USD in damage protection. We document the villa condition before and after every guest stay with photos. In the event of damage, we coordinate the claim and repair process — you are protected and we handle all the administration.
Do you manage villas in all areas of Bali?
We currently manage villas in Canggu, Berawa, Pererenan, Seminyak, Ubud, Uluwatu and Jimbaran. If your villa is in another area, contact us — we assess each property individually and are expanding our coverage in 2026.
What is the minimum contract term?
Our standard management agreement is 12 months, renewable annually. We ask for this commitment because the first 2–3 months involve significant upfront work (photography, listing optimisation, review building) that creates long-term value. After the first year, contracts roll month-to-month.
