While investors chase the surf zones, Bali's quietest beach town is being transformed by one of the island's biggest projects in a generation. Sanur — long known as calm, green and family-friendly — is now home to Indonesia's first medical-tourism Special Economic Zone. For patient, returns-focused buyers, it may be the smartest non-obvious play in Bali in 2026.
The Sanur Health SEZ, Explained
Inaugurated by President Prabowo, the Sanur Health Special Economic Zone is Indonesia's first medical-tourism SEZ. Across 41.26 hectares it brings together the Bali International Hospital — multi-specialised in cardiology, oncology, neurology, gastroenterology and orthopaedics — alongside specialist clinics, medical research centres and a botanical garden with more than 380 medicinal plant species. Total investment is around $626 million, with tens of thousands of jobs expected.
Why It Matters for Property
Here is the investor logic. The project is designed to keep Indonesian patients from travelling abroad and to attract 123,000 to 240,000 medical tourists a year, generating up to $1.2 billion in foreign exchange by 2045. Every one of those flows needs housing: doctors, nurses and visiting specialists who relocate; patients who stay weeks for treatment and recovery, often with family. That is durable, year-round, non-seasonal demand — exactly the kind that underpins both rental occupancy and long-term appreciation.
The Sanur thesis: you are not betting on tourism alone, you are buying ahead of a $626M healthcare ecosystem that creates its own steady tenant base. Infrastructure of this scale tends to lift surrounding property values for years, not months.
Sanur's Underrated Profile
Even before the SEZ, Sanur was quietly one of Bali's best-value, most liveable areas: a safe, calm beach town with good schools and healthcare, a settled long-term community, and gentler prices than Canggu or Seminyak (more in our best areas to live guide). Add a world-class hospital and medical-tourism economy, and a "quiet" town becomes a strategic one.
How to Play It
The opportunities split into two: residential rentals aimed at relocating medical staff and longer-stay patients, and well-located villas or guesthouses positioned for recovery and wellness stays. As with anywhere in Bali, the rules still apply — buy compliant, managed, legally structured assets and do your due diligence. And remember the broader 2026 backdrop: Bali is the world's #1 destination, and the smart money is spreading into emerging zones like this one.
